UNDER NO CIRCUMSTANCES WILL I EVER DEAL WITH A KELLER WILLAMS AGENT. THIS YEAR MY HUSBAND AND I DECIDED TO LONGER RENT, BUT TO OWN.

WE WERE VERY EXCITED ABOUT BECOMING FIRST TIME HOMEBUYERS AND EVEN MORE EXCITED WHEN OUR OFFER HAD BEEN EXCEPTED. DURING THE PROCESS THE LISTING AGENT FAILED TO SUBMIT DOCUMENTS IN A TIMELY MANNER, RESPONDED DAYS LATER OR AFTER HOURS, ALSO FAILED TO HAVE THE UTILITIES TURNED ON SO THAT INSPECTIONS AND APPRAISALS COULD BE COMPLETED. WHEN I CAME CLOSE TO INSPECTION TIME, HE INFORMED OUR AGENT THAT AN INSPECTION COULD NOT BE DONE BECAUSE THE UTILITIES WERE NOT ON, WHICH WAS STRANGE BECAUSE WHY WOULD THEY BE TURNED OFF? ALL UTILITIES WERE ON WHEN GOING TO VIEW THE HOUSE, AND WHY WOULD WE EXPECT FOR THEM TO BE TURNED OFF BEFORE A FINAL INSPECTION WAS COMPLETE.

SO WE DECIDED TO GIVE IT A FEW DAYS TO BE TURNED ON AND SCHEDULED A INSPECTION. ON THE DAY OF THE INSPECTION WE'D ARRIVED AT THE HOUSE ONLY TO FIND THE LOCK BOX EMPTY! NO KEY! NOW WHO WOULD NEED ACCESS TO THE HOUSE BUT US???

AS WE TRY TO GET IN CONTACT WITH THE LISTING AGENT TO NOTIFY HIM THAT THE KEY IS MISSING FROM THE LOCK BOX, BY HUSBAND NOTICES A STRANGE CAR THAT APPEARED TO ALWAYS BE IN FRONT OF THE HOUSE ANYTIME WE'D RANDOMLY POP UP IN THE AREA. SO THIS TIME WE DECIDED TO WRITE THE TAG NUMBERS OVER THE STRANGE VEHICLE. FINALLY THE INSPECTOR GETS THERE AND WE EXPLAIN TO HIM THE SITUATION. HE MANAGES TO BREAK INSIDE THE HOUSE THROUGH THE GARAGE.

TO MAKE A LONG STORY SHORT WE "CAUGHT" THE LISTING AGENT ASSIGNED TO THAT HOUSE "SQUATTING" IN THE HOUSE!!! WE'D NOTICED THAT THE BATHROOM DOORS WERE CLOSED AS WELL AS THE MASTER BEDROOM DOOR..TO OUR SURPRISE THE BATHROOM RECKED OF URINE AND BOO BOO. AS WE OPENED THE MASTER BEDROOM DOOR OUT COMES THIS GUY WITH LUGGAGE, SUITCASES AND OVERNIGHT BAGS!!! WE QUESTIONED HIS REASONS FOR BEING IN THE HOUSE, HIS RESPONSE WAS HE WAS WORKING WITH THE AGENT...UUUH YEAH RIGHT!!

YOU ARE THE AGENT...SADLY FOR HIM HE DIDNT KNOW THAT I'D LOOKED HIM UP PRIOR TO OUR INSPECTION AND RECOGNIZED HIM. HE QUICKLY MADE HIS WAY DOWN THE STAIRS AND OUT THE FRONT DOOR. WE SAW BLANKETS IN THE CLOSETS, PILLOWS, ALL KINDS OF TRASH IN THE HOUSE. I COULD GO ON AND ON..BUT PLEASE DO NOT EVER USE A AGENT BY THE NAME OF "GERMAINE M FOLK!!!

BEFORE PUTTING A OFFER ON A HOUSE, CHECK WITH YOU AGENT TO SEE WHO IS THE LISTING AGENT ASSIGNED TO THAT HOUSE. HE IS A REO/FORECLOSURE SPECIALIST. HE IS VERY UNPROFESSIONAL ON EVERY LEVEL. WE HAVE SENT SEVERAL COMPLAINTS TO THE BOARD OF REAL ESTATE.

ALTHOUGH WE HAVE A HOME, GERMAINE M FOLK RUINED OUR FIRST TIME HOME BUYERS EXPERIENCE. RUN FOR THE HILLS IF YOU EVER COME ACROSS HIM....

This could be a case of an agent who fell on hard times and had an opportunity to "live" in one of his listings. Not defending him in any way.

This is completely illegal, unprofessional, unethical, etc.

I have been a licensed broker for over 13 years and i have seen/heard of agents during the market crash that lost their own homes and take occupancy in their vacant listings. Sad but very possible.

Did any of you ever think that his guy was NOT a Keller Williams agent much less any Real Estate AGENT but in reality a SCAM ARTIST??? He broke in to the house, he didnt get papers to you, etc.

etc. why would he do that IF he was a REAL AGENT?

Why didnt you just call the cops when you found him in the house. THAT would have made sense.

Apparently the condemning of the company has a lot to do with ALL the complaints for various locations of Keller Williams.

I am interested in moving, but will NOT use this company when house hunting.

I think it is unfair to condemn a whole company of 80000 agents when you had a bad experience with a single agent. His broker needs to know what he was doing. When he finds out, I doubt this person will continue to be a Keller Williams agent.
