Verified Reviewer |Poor communication, combative agents, scare tactics
Ive had two different KW agents in the past five years and both have been unethical, highly emotional and fear based agents who made the buying process more chaotic and combative.
The first agent refused to use my approvals through a brokerage even though it was verified and in writing. He demanded I use his mortgage broker only and would not allow my bank approval because he had never dealt with them before.
That recommended mortgage broker screwed something up and caused a fraud alert on my credit files delaying an approval by her brokerage and I lost the house. The MB tried to rope me into a no score loan costing me 2% more on the interest rate. Of course I declined because I had approvals from other lenders. It was a tactic to strangle me into a higher commission and kick backs to the agent so that is what he agent was so demanding that I only deal with her. It took a call to all three bureaus to find out what happened and unlock my reports from the fraud alert she had triggered.
I fired this agent immediately for his unprofessionalism and steering me to the worst people for a mortgage.
The next one was brought in by an agent I had used through Zillow who preferred a seasoned agent to help her and he happened to be with KW. He used fear tactics and had every excuse for what he couldnt do instead of being a solutions oriented person. I stayed with him through the contract but had planned to never use him again but the property failed inspections as well as issues with lending on a home with this level of repairs so the contract was cancelled. EMD was released by both parties in writing despite countless fear tactics by my agent to close anyway.
A week later and multiple excuses and still no return of EMD yet despite countless promises made by the agent who will not allow me to know who the in house agent was for the EMD. My next option is to take them to court and file a complaint with the board of realtors.
The level of unprofessional bickering and belittling by the agent, both the first and this recent one were unbelievable. Both treated the situation as if I was working for them, not the other way around. I never had this problem with Coldwell Banker whom Ive purchased many homes through in the past in this area and other cities. My agent retired with Coldwell Banker and I was looking for new ones when I was introduced to this last one and didnt know it was a KW pattern.
KW is banned from any future business with me and my company. They cannot be trusted with two back to back examples of internal corruption and unprofessionalism with their agents.

Not aware Ive had much contact about a home they listed. They seem to want to just lower the price time and time again while slow to address necessary upkeep.

Connor Cougle, Keller Williams agent, was rude. I asked for his background, and he refused to give it, then added, 'Yeah, we would be a terrible fit,' after I sent one email asking for his background. I have used real estate agents many times and found this young man to be very quickly rude (again, we exchanged one email, and I only politely asked for his background).

no contact from anyone at KW
First American Home Warranty offered and sold through KW isn't worth the paper it is printed on---charges you $95 to have a repairman come out who says it is covered but needs approval from FAHW to do the work, then they come up with some lame excuse to deny it---you are out the cost of the warranty plus $95 for each call---if you are requesting a home warranty do not accept one from this company

Doc problems
Ive called numerous times and no one answers the phone. What is the point of having a customer service line if no one is going to answer it?
This is very disappointing. The agent assigned to me does not have the ability to email the documents we have been trying for over 24 hours and she cannot figure out how to email these to me.

Harassment at work by a KW employee named Marcy Hill in Grove, Oklahoma
She and her husband are stalking my employee at a local venue! If this continues we will escalate to legal action!

After trying numerous times to reach the agents through text messages and emails, but with no luck, I tried to reach customer service, but that also didn't work out. I don't know how to get the answer or resolve the issue.

It was just heartbreaking
Well another property manager by the names of Blake & Jayde Landry of the Landry realtor company took presidency of becoming the property managers . Well I was able to get caught up but then when I got caught up, they bullied me in saying that I didnt pay my rent for September of 2023. Which I did but now they evicted me with giving me a 5 day notice on Feb 6th of this year. Well I requested of them to set a court date which was set on 02/25/25 .
When the sheriff came and served me he stated that on the lease I signed that I waived the 5 day notice. I spoke with a representative of the courts and it was told to me that as long as I moved out by the court date then I would not have to go to court. However Mr Blake Landry along with a sheriff officer came to my house that Im renting from him and was about to unlock the door until my oldest son came to the door. He stated that I was supposed to get out asap and my son said to him, wait let me call my mother.
Then Mr Landry said no its okay and walked away. So Mr Landry is committing illegal acts with what he just tried to do and thats trying to go in the house as well as he had an Sherriff officer helping him! Im trying to find another home but I was making sure that Im out the house before the 25th of this month. However there needs to be some action taking against this man and the sheriff officer who tagged team with him!
This is unacceptable and illegal.
Now Im coming to the company in reference to these actions that this Realitor try to do upon me. If I dont get no response I will be forced to report this to HID; the law enforcement department.

Verified Buyer |Deceptive practice
I recently worked and still working with Keller Williams for a condo purchase in Austin and had a disappointing experience. Initially, I was assured by the agent, Scott Stout, that he would assist in finding a tenant for my rental property.
However, after the earnest money was deposited into the title company, I was informed that he no longer handles rentals, which was a key factor in my decision to proceed with the purchase.
During the process, we wasted two days viewing condos because Scott was unaware of the rental cap. Additionally, I had to independently find out the rental value for a storage unit I purchased based on his recommendation, as he couldn't provide this information. I ended up doing all the groundwork myself, which was frustrating and time-consuming.
Despite these issues, Scott promised to help find a tenant, but later stated, "I don't do rentals anymore." This lack of follow-through has left me questioning the value of the service provided, especially considering the substantial commission involved.
We are closing this fall/winter, so the deal hasn't been finalized yet, but this experience has been far from satisfactory.
If Scott had informed me beforehand that he wouldn't assist in finding a tenant, I wouldn't have signed the deal with him. The overall experience did not meet my expectations, and I feel the service provided does not justify the commission awarded to Keller Williams and Scott.
I hope this feedback helps others in making informed decisions.

I just posted my complaint and concern on the behavior of the realtor and I never received any apology for it.
She returned the call and, during our conversation about the property that I viewed, she came off as very rude, arrogant, and disrespectful and had the audacity to hang up the phone on me.
I uploaded the photo of the Realtor at the house. I will definitely, without a doubt, not recommend anyone to go to her, or to Keller Williams for that matter, if that's how they handle potential customers.

Poor representation from my agent as a seller.
''I recently sold my home with Heather Openshaw as my realtor. This was a terrible experience.
There were numerous things that were unacceptable. I only saw my agent one time at the time of listing. After that, the communication was average. The agent, Heather Openshaw, was not timely or complete with her communication.
I had a couple of offers on the home. The first one, canceled after the inspection. The agent did not inform me there was a back up offer. The buyers agent lives in my neighborhood and informed me of the back up before my agent did.
Ongoing communication after the original listing and offer was intermittent at best. I knew about the back up offer and contacted Heather who then told me that, yes, there was a back up offer that was over asking price. As we moved forward, this offer was accepted.
I had several questions regarding the offer and the contract that followed. Heather was more responsive with text messages instead of direction communication.
I asked several questions on text about the contract. Heather finally responded in person, and tried to read the contract to me line by line instead of answering my questions. This was very patronizing to me. When I did have phone contact with her in the beginning, her speech was pressured as if trying to get me off the phone.
She did not listen to me and when I tried to raise questions; I had to interrupt her to get a word in edgewise.
As the offer proceeded, she had less and less contact. After I provided her with feedback regarding her communication, she started routing things through her assistant Laura. Her assistant Laura was the point of contact. During the negotiations, the buyers were unhappy with the inspection.
She then began to contact me tried and get me to take the new offer which was some $25,000 below the original. When I would not capitulate, she began to communicate a bit more. During this time, she seemed to try to get me to lower my expectations based on the buyer. She told me that she was kicking in the $6,000 difference.
Eventually, we came to an agreement. I asked her point blank if she was putting in the difference between the offer and my bottom line. She said yes. At the closing, I saw that the other agent also kicked in $3,000.
Part off the agreement was to lease back the home for 60 days.
Heather said there would be a lease agreement. When the agreement was not submitted to me prior to closing, I requested the agreement before the signage at closing. I received a lease agreement from Heather. It turns out that this lease agreement was a dummied agreement that was submitted by Heather.
When the offer was finalized, Heather was still not in direct contact.
Prior to the signing, I received the settlement agreement. It was incorrect, and I sent it back at least three times to be corrected. At that same time, I received what Heathers office called a lease addendum. In fact, it was the buyers generated lease agreement.
At that point, I reached out to Heathers assistant, and she told me that she and Heather manufactured the first lease agreement.
Finally, we come to closing. After kicking back the settlement paperwork due to errors found by me, the sale was executed. The buyers lease agreement was signed. The home closed and was recorded.
The Title company sent an e-mail to inform me of that. After that, Heathers assistant sent a text telling me that the property closed. To this day, I have not personally heard from Heather.
At this time, I do not feel that my interests were represented adequately. Heather could have informed me that I could negotiate the buyers agents fee.
She did not keep me informed throughout the process. I was the one who reviewed the settlement agreement and found the errors. Even after that, still no communication from Heather.
I would not recommend Openshaw or Keller Williams after this experience. I have lived in the home for 35 years.
Granted, I dont have a lot of experience with selling a home.
This is what I paid Heather to do. It was a waste of my money to be represented by Keller Williams and Heather.

Still dealing with the nightmare of having bought a house with them and had to do something and I do sue people so I’m doing this
Im not going to go into a lot of detail bc it would take too long. Everyone I have ever dealt with at kw has been incompetent and just plain bad at what they do.
They break the law regularly and certainly violate real estate commission standards regularly. I had to walk from my deal to get someone to actually do their job. I fired my realtor and her broker called me and begged me to move forward with the deal assuring me we had a clear to close the next day at 1:45. I got there the next day and the closing docs werent at title company and we did not yet have a clear to close unlike they had promised we did.
It was the only reason I agreed to continue with the deal bc it had been such a nightmare to that point I just wanted to get away from it! And it was an amazing house right on the water. Well I closed but was too late for funds to be wired so I was unable to move. I was closing on my current residence the following Monday and was literally going to be homeless.
I had an apartment lined up but the deal was such a nightmare I had no time to get by and see it and fill out application and by the time I did it was gone. I did not have the time to locate another one and fill out the application and all that before closing(keep in mind my realtor and lender told me not to write any significant checks or do any credit checks until after closing and we were already 14 days past the scheduled closing when I was planning to move into an apartment while renovated new house) I literally had my bank account tied up for 2 entire months. None of what I had so perfectly planned out ended up happening. I did close on the house 2 weeks later and moved straight in and am living on a mattress on the floor with all of my belongings in storage and boxes in the house.
I am living on one side of Ty w house while they renovate the other and will flip flop when done with that side. My life is in shambles. Utter shambles. And I had everything perfectly planned out.
It all went wrong bc my agent Melissa Dixon and her Broker Melissa Babcock at Keller Williams in Mobile Alabama are completely incompetent and care absolutely NOTHING about their clients needs and in NO WAY represent their clients. I was told the night I walked from the deal by my realtor to take a deep breath we have done all we can do its out of our hands now. When my life was falling apart and I was going to be homeless in 3 days. Unfortunately I had to get ugly with everyone to get them to finally take me seriously and get the deal done or I was walking.
Im now thinking Im just going to sell the house and get what I can, cut my losses and move on to something else and lick my wounds there. I have to get my life back in a manageable place. Like I said Im not a litigious person or spiteful and they are very lucky or I would be calling the RE commission and my attorney and they would be in a real mess. I am doing this in hopes it will keep at least some people from making the same mistake.
I promise you there is no house on the planet worth dealing with them. If they have it listed or bring you a propertygraciously decline. Dont get sucked in by it being a nice property. Try to go around them or do whatever you need to do but DO NOT use them.
And if you do just know what youre getting and protect yourself. Im sorry for the long review but thats about 3% of the story and the best I could do. BtwI have been in the real estate business my entire adult life.
I KNOW how these things should go, what the laws are and what the realtors fiduciary duties. They do not clearly
